About the Role

We are recruiting a strategic and proactive Quantity Surveyor (QS) to join our Property Team. This remote role will support the delivery of value-focused property services for our residential care facilities across Ireland. The successful candidate will play a central role in driving cost efficiency, managing financial risk, supporting sustainability efforts, and improving procurement practices across our portfolio.

Key Responsibilities

Cost Management & Value Optimisation

  • Assess and negotiate tenders, quotations, and contractor variations.
  • Lead value engineering reviews to identify cost-effective alternatives without compromising care standards.
  • Conduct lifecycle cost analyses for both capital works and ongoing maintenance needs.
  • Track and manage budgets across multiple projects using cost data and forecasting tools.

 

Procurement & Contract Strategy

  • Develop and implement a procurement strategy for regularly used materials and services.
  • Standardise vendor contracts and specifications for commonly repeated work.
  • Identify cost-saving opportunities through strategic sourcing and bulk purchasing.
  • Benchmark contractor rates and services to ensure competitiveness.

 

Digital Tools & Data-Driven Insights

  • Implement cost tracking and reporting systems to support real-time visibility and control.
  • Analyse cost trends to support long-term planning and budget setting.
  • Build dashboards or reports for internal stakeholders to aid decision-making.

 

Sustainability & Energy Efficiency

  • Support the integration of green building practices and materials.
  • Analyse return on investment (ROI) for energy-efficient systems and retrofits.
  • Identify available grants or incentives for sustainable construction or upgrades.

 

Supplier & Contractor Performance Management

  • Monitor and evaluate contractor performance in terms of cost, quality, and delivery.
  • Establish preferred supplier frameworks and lead periodic reviews.
  • Foster strong, value-driven relationships with suppliers and service providers.

 

Internal Training & Knowledge Sharing

  • Provide guidance to internal teams on cost awareness, contract principles, and scope definition.
  • Act as the subject matter expert on all cost and procurement-related matters within the property department.

Required Qualifications & Experience

  • Degree-qualified in Quantity Surveying or a related construction discipline.
  • Minimum 5 years’ post-qualification experience, ideally in residential, healthcare, or facilities-based sectors.
  • Strong knowledge of Irish construction regulations, tendering, and procurement practices.
  • Proficient in cost management software and Microsoft Office Suite.
  • Familiarity with building lifecycle planning and sustainability principles is a plus.
  • Excellent interpersonal, negotiation, and communication skills.
  • Ability to work independently and remotely with minimal supervision.
